General

  • If you want to permanently close and delete your account, use our Contact page.

    Please remember that deleting your account is permanent. You can't reactivate it, recover any data, or regain access. You'll need to set up a new account if you want to use Husmus again.

    When you delete your account:

    - You must first verify your identity before we can accept the deletion request for security purposes.

    - Any ongoing actions will be cancelled automatically.

    - We'll start working on your deletion request after we receive it, but some of your data may remain in our systems if we are legally required, or while we are legally permitted, to retain it.

    - Instead of deleting certain data, we may de-identify or disassociate it, such that it no longer appears associated with you. Some information, such as your reviews and messages you sent to other people, may still be visible to others.

  • Yes. Before using any of our services, you will need to create an account. Doing this will give you access to your dashboard from which you start new actions, track progress and check results.

  • Signing up and creating a Husmus account is free. If you don't have a Husmus account yet, go to husmus.net  and click Log in. Then click on create an account. You can sign up using your email address.

  • We will generally keep the data associated with your user account for as long as you have a Husmus account. If you close your account, we will erase your personal data as described in our Privacy Policy.

    Certain data that is required by law may keep for longer. For example, we are required to retain certain data related to payment transactions for several years. Or, we may retain some data for fraud detection or safety reasons.

 

Landlords

Onboarding

  • Signing up and creating a Husmus account is free. If you don't have a Husmus account yet, go to husmus.net and click Log in. Then click on create an account. You can sign up using your email address.

  • Absolutely! You can add as many or as little of your portfolio via the My Properties tab your account page.

Tenant referencing

  • Tenant referencing is a vital part of the tenant onboarding process. Finding out information on who your applicants are, their financial as well as rental behaviour is the best way to secure your income and peace of mind. Husmus tenant referencing gives you all of the information you need to make an informed decision before you proceed with a tenancy.

    Our methods are thorough, convenient and timely. We do all the heavy lifting so you can kick back and concentrate on decision making. All we need to start is a name, email address and phone number.

  • Navigate to our referencing page and click on Order Now. Purchase the desired number of references and then provide your tenant details (name, email address and phone number).

  • Open Banking is a banking practice that provides third-party financial service providers open access to consumer banking, transaction, and other financial data from banks and non-bank financial institutions.

  • No. Husmus verifies tenants’ identity, nationality and will also collect the information required for an online verification for all non UK nationals. However, it is up to you the landlord to check the government site for right to rent verification.

  • This is entirely up to you and the level of risk mitigation you prefer. Husmus Basic will uncover any current or historic credit problems as well as confirm their current address. Basic+ will include landlord references, Pro will add on affordability verification.

  • This is your investment so the ultimate choice is yours. An acceptable guarantor will be financially stable and able to demonstrate that they can afford to cover the tenant's rent should they need to. However, guarantors are usually requested when:

    - The applicant has minor credit history problems

    - The applicant's history of residence cannot be verified

    - We receive a negative reference from a current/previous landlord

    - The applicant is a student, unemployed or on benefits/universal credit

    - We are not able to confirm the source of their income or it is insufficient

    - The application is considered generally weak for any other reason

  • For Husmus Basic you will get an instant pass or fail result. Some pass results may come with a caution meaning there is something for you to take into consideration for e.g. a tenant with a temporary right to rent.

  • All of our results are instant except the landlord reference which is dependent on the response time from the reference producing landlord.

  • That is completely up to you, it depends on why they failed. You may want to take things under advisement and proceed, reference a guarantor or look for a new tenant.

Postcards

  • Simply login and click Leave a Postcard or Request a Postcard. From there, you’ll just need to answer a number of questions. You’ll need the names and addresses of those that you wish to leave or request a postcard from, so we suggest you have them to hand before you start.

Insurance

  • In short, no you don't have to be the registered owner of the home to insure it! However, you do need to be an ‘insurable interest,’ so one of the following must apply:

    - Your spouse is the owner and you both live at the same address.

    - Or, you are an agent acting on behalf of a landlord.

  • Making a claim doesn’t need to be stressful, simply login and navigate to the Make a Claim tab.

    You will need to have your tenancy details and supporting documents such as your tenancy agreement, evidence of compliance and any correspondence between you and the tenant(s) in order to complete this form.

    Please note that you must submit your claim to us within 45 days from the date of event.

 

Tenants

ID verification

  • Landlords and letting agents are legally required to check that you have what is known as the Right to Rent. This means that you have the right to live and work in the UK. Check out the government guidance if you want to learn more.

  • You may also submit a biometric residence permit or driving license. But please note that while we accept driving licenses they do not necessarily confirm the Right to Rent.

  • Yes, we need to verify everyone that is listed on the tenancy agreement.

Referencing

  • Once you receive an invitation from your potential landlord, click on the link and it will bring you your application form. You will need around 5 minutes to complete it. We advise that you have your documents ready before you start.

  • Before you start your referencing, please get your photographic government ID, a recent bill (within 3 months) and your bank account details ready. The type of ID you need to present depends on what country you're from:

    - Passport (UK & EU citizens)

    - National identity card (EU citizens)

    - Biometric residents permit (All other nationalities)

    You may present a driver's license, however this does not meet the UK Right to Rent regulation standard and may not be accepted by your landlord.

    Accepted bills include:

    - Water bills

    - Electric bills

    - Gas bills

    - Council tax

  • Your landlord might request a guarantor. An acceptable guarantor will be financially stable and able to demonstrate that they can afford to cover the tenant's rent should they need to. This could be your parent or guardian.

Financial Assessments

  • This is a new process for a lot of our customers, so we appreciate you may have concerns.

    Fraud is a big problem in the insurance world. And companies often increase their prices to make up for the money they lose because of it. By verifying some of your details this way, we’re able to avoid those losses upfront and save you money straight away. The check is completely secure. It’s carried out by our external partner, Plaid, who is authorised and regulated by the Financial Conduct Authority (as are we). And the same process is used and trusted by global financial companies like Monzo and Transferwise.

    **Just so you know, we can only see the information you agree to share with us. We definitely won't have access to your funds, and we won’t be able to see your passwords.**

  • If you don't have online banking, unfortunately, we won't be able to cover you at the moment. We need you to connect with your bank in order to complete your application.

    I'm sorry for any disappointment this may cause. If you'd like to take out cover with Husmus, please refer to your bank to set up an online account. It's usually very simple to do!

Guarantors

  • By acting as guarantor to a tenant, you are liable for any outstanding rent, property damage and cleaning costs.

Deposit Promise

  • **Deposit Promise eliminates the need for an upfront deposit.**

    In the UK, landlords can charge tenants up to 5 weeks of rent as a deposit.

    With a Husmus Deposit Promise membership:

    1. you pay a membership fee which is a small percentage of your deposit upfront.

    2. the cost of your membership is dependent on your past rent behaviour, so the better your past rent and damage history the less you pay

    3. at the end of your tenancy, you must pay for anything you owe your landlord for damage or unpaid rent.

  • You must go through our assessment process in order to qualify and be assigned a rating of at least 4 out of 5. The assessment is similar to what you would require during tenant referencing except the credit check. It includes a financial assessment as well as past landlord feedback.

  • Deposit Promise membership cost will depend on your rating. You will be charged between 10% to 23% of what your cash deposit would have been based on the results of your assessment just once for each tenancy.

    For e.g. if you are 5 star rated and your maximum deposit is £1,000 you will be charged 10% + VAT for your membership.

  • You can cancel your membership within 14 days of joining provided your tenancy has not yet begun and your landlord has agreed. Once you have moved in, we will consider our service provided and therefore you may not cancel. Moreover, cancelling once you have moved in would not be fair to your landlord who might require you to then pay a cash deposit.

  • You can still access Deposit Promise membership however it is unlikely that you will get the highest rating.

  • As your landlord and rent will change when moving properties, you will need to open up a new Deposit Promise membership.

  • When you join Husmus you no longer have to pay a 5 week cash deposit UPFRONT but you are still responsible for your damages.

    But do not worry, your landlord has to make a claim and show evidence that you made the damage or have not paid rent.
